Land development is everything that has to happen to a plot before a building can go up: knowing exactly what the land is (survey), making it a workable shape (grading), getting to it and around it (roads), keeping water under control (drainage), and bringing in the services a building needs (water, sewage, power). Get it wrong and every later stage is harder — a badly drained site floods during construction, a poorly routed water line has to be dug up when the building layout is finalised.
This service is for landowners preparing a plot for their own project, developers taking a parcel to a buildable state, and clients who want the same team to prepare the site and then build on it.
On PBJ Infra’s own projects, site preparation is stage one of a four-stage process, done by PBJ’s team. Offered as a standalone service, it carries the same logic: the grading is set to the finished floor levels, the drainage is designed for the eventual built footprint, and the utility trenches are routed for where the buildings will actually sit. If PBJ also builds the project, nothing is redone; if another contractor takes over, they inherit a documented, correctly serviced site.
The clearest current example is Mi Casa at Kanakapura, near Bengaluru, where PBJ is preparing a 62-acre raw site for a community of 62 villas, a clubhouse, pools and water bodies as the first stage of a six-year development it is building in full.
